Getting pre-approved is the key that unlocks the entire buying process. You are free to use the lender of your choice. However, we will always provide you with trusted lender contacts. You should expect to provide your lender with previous few years of tax returns, current debts and assets such as; auto loans, credit cards, investment accounts etc...

Searching

Now the fun part begins! We’ll discuss the key points of your next home: number of bedrooms/bathrooms, pool vs. no pool, location, etc...Once we’ve identified the key components, we’ll begin your personalized search!

Found It!

We work hard to make sure we are only going to see the homes that appear to have high potential for you. This typically allows us to find YOUR home quickly. Once we have found it, we’ll discuss what we feel will be a winning offer!

Under Contract

Congratulations! We

re under contract! The first week contains several moving parts and

pieces. Our team will make sure the deadlines and expectations are clear every step of the

way.

Explore Available Options

In most cases, the lender will need to order an appraisal and require a few final items

for full approval. Once everything has been cleared through underwriting, we will

receive our clear to close and complete the final walk through.

Negotiate & Close the Deal

Congratulations! We made it!

Once all closing documents have been signed and funds have been submitted, the keys

to your new home await you! Be sure to keep all documentation in a safe place in case

you ever sell your house.

Frequently Asked Questions

How does the process change if we end up building our home?

The timeline will vary, but the overall process is similar. We still get an inspection, the seller/builder typically covers our compensation, and we are still there to support and guide you through the process. We are your advocate to make sure the job is done well and you are protected.

Do I have to get a pre-approval letter first?

Absolutely! We need to make sure we are looking at homes that fall within your purchasing power. The only way to know that is to complete the application process. You and the lender will also discuss what type of loan product will be best suited for you. Those details are necessary to write an offer. If we are looking at new construction, the builder’s preferred lender will almost always be able to get you a better rate along with incentives.

What happens if I'm out of town on closing day?

It is typically not a problem. We can send a mobile notary to you! Please give us as much heads up as possible to assure proper arrangements can be made.

How long should the process take?

We can typically go from executed contract to closing day in three weeks. We don’t have to move that fast, but we can. If you are purchasing new construction, the timeline will be determined by the builder. Attention to detail and timeline is critical, especially in this situation.
